Your question is a good one—Would a Seller’s offering of a financial incentive to a Buyer make a difference in this market? Based on my own experience and observations, I would have to say it does. I’ve seen it happen.
Of course, the home does need to be priced right compared to its competition. That’s a given. An incentive is NOT a substitute for a competitive price.
However, if a Buyer is comparing several similar (and similarly priced) homes in a market where there is a large inventory, the home that offers the Buyer an opportunity to save additional money will stand out from its competition, and will have an edge.

Yes, the county property tax can be reassessed. If you property value has dropped significatly but your property tax has not changed much, you can file to reduce the tax with county. I know people either hire a real estate assessment consultant, or contact the county assessor's office directly or go in front of a judge yourself. Nassau county is already in the process of reassessing property values in some areas for 2009-2010, 2010-2011 school year.... more

I live in Syosset too and yes as Joseph said there are mixture of homes. Mostly, old houses are built with shingle(wood), Newer houses are vinyl siding and sometimes they use brick to better look (depends on homeowner's taste). Most house is hardwood underneath the carpet and you could easily change it to hard wood floor with little cost, but again it all depend on the condition.

If you are referring to recent unit sales volume, Trulia's data may not be reflecting all the recent sales because their stated source is assessor, title deed data and Trulia search traffic. These sources are generally delayed in reporting closed sales, therefore the current quarter number probably does not have all the closed sales for Syosset. Additionally, they are not including updated MLS data that is only available to member Realtor subscribers.... more
