Value is in the eye of the holder. While the city itself is picturesque, home prices in Stockton are still in the dumps with all the financial distress. This home would be a steal in any Bay Area city. But, given its location (#1 variable in real estate), it's just fairly valued. You would still need to put in a significant amount of money to fix it up and maybe reconvert it back into a single family. I can not do cash offers, but I can bid higher than cash. Do you really think a buyer letter will work with banks or investors? My realtor says the cash offers were the same or higher than my offer. So such things as absorbing all of the closing costs and fees, not asking for splitting a home warranty will give me more of a chance? Thank you for your help. The offer is the same $83,000 I am offering 8 percent down and I am preapproved through Wells Fargo. They are offering 3 percent down. You get access to the community pool, and you will be in one of the MOST sought after school district there is...Lincoln School district. Brookside also has the lowest crime rate in all of Stockton, and with the fees you have landscaping services for your front lawn, and a nice clean community. Hope this helps. Spanos park, Lincoln village or Stonewood are a bit higher end. It all depends on how much you want to spend. The rate of return may be better in Weston and appreciation may be better in Spanos Park, Lincoln village or Stonewood.

Christy and Kimberly are very much correct.
It's always great to see in person what a neighborhood "looks" like. But seeing some pretty flowers in the yards won't inform you of how "safe" a neighborhood is. Seeing a white picket fence or a car parked on a front lawn won't inform you of how many burglaries have occurred in that neighborhood in the last 6 months.
My suggestion is to drive by and then go online to see how many drive-by's have been reported.... more

The bank doesn't necessarily have to give you a modification it’s at their own desires to do so. Your potential modification is going to be evaluated by primarily (2) things, Hardship and Affordability of a new loan. Again, if the bank feels that this is a situation they'd like to see resolved in a amicable manner then they will be more motivated to come to the table if the feel that you have representation behind you that can push the issues through Litigation if needed.
