I don't know what the laws are in New York but in California a seller can only (cleanly) back out if the buyer does not perform on some aspect of the purchase contract after having been given a notice to perform. As the seller, if there is a good reason for wanting to cancel talk it over with your agent and the buyer, perhaps you can reach a resolution. As the buyer, you may be able to sue for specific performance if the seller wants to cancel and you don't want to. I think you will need to include a lawyer in New York regardless of which side you are on.
If there is a good reason for wanting to back out try to work something out. If there is not a good reason, expect ramifications if all parties do not agree.

Your best source for that information is to call the local Police Departments and ask for the crime statistics, then you can compare apples to apples. As a control, also call and get the data for an area you already feel comfortable in so that you have a proper frame of reference for what is acceptable to you. Hope that helps.... more
That is definately one thing that is difficult when making a decision to move with schools being one of the most important factors. I am a Realtor in Charlotte, NC, but moved from Smithtown, NY 13 years ago. I have three children myself here in the school system, so I hear what you are saying in being a realtor unable to specifically discuss why one school would be better than another. There are so many of us "transplants" here from different areas, and that is one of the major factors in a families decision to look for a home. Work with your attorney and agent. There are options available to resolve the issue. The solution might be a escrow of funds to correct the issue at the closing. This way the home can close and the seller can handle the cost of the fence repairs from the proceeds of the sale. Fence problems are not uncommon and the attorneys should be able to resolve the issue for you.... more

I'm not sure of your situation.. But if your buying the home and it hasn't closed yet and your commitment needs to be extended because the seller needs more time normally you would be responsible for the extension.... more
According to my experience of helping thousands of homeless families to move off homelessness, it seemed to me you did not pay car loan, and your car was repo by the bank or lender.
Basically, they would monitor your driveway to see when your car would be there, and they will repo your car in early morning, like 4am while you are sleeping to avoid confrontation.
