Here in Chino Hills, CA prices dropped about 10% a couple of years ago, and only about 4.5% last year and the prices now seem to ve at least leveling out. Almost all of the reports I've read in the past month show prices stabilizing this year and possible even increasing slightly. Also, inventories seem to be down which would lead to higher prices; i.e. "supply and demand".... more
Remember the old saying figures don't lie but liar's figure? Trying to look for simple answers to complex questions leaves people looking for the .4 child since the "average" American home has 2.4 children. LOL
However, mean, median and mode''s are all different "averages" but each tells a different story. Think of a bell curve and standard deviations. Most things fall within "one standard deviation" when you get past 3, you are dealing with extremes. In real estate, the extremes are the luxury market on one end and distressed sales on the other. When you throw out the highs and the lows and deal with the masses in the middle, those numbers tells me the market is improving so the extremes will become less extreme over time.
Another major factor is the accuracy of the sample. In a single zip code if two luxury homes sold one month and non the next, the average "price per square foot" will appear to have tanked because of the small statistical sample.
I have taken many statistics classes, economic classes etc., and have to admit most online valuation models will never be as accurate as an appraiser who personally looks at the home, the neighborhood, the quality, etc., and hand picks comparable s that are in fact comparable. For example, how can anyone effectively write an algorithm to estimate views. How much more is a home worth if it is next to a park verses next to an adult film store? How would an online model know if your home smells of pet odor and gross carpet verses had beautiful hardwood or tile floors?
Remember, these sites are just to give you a rough idea.

Understand the selling houses is different than selling cars or refrigerators;
each house is qunique and can be sold only once.
If a particular house appreciates 5% in the last year, (based on Comps), then it will contribute to the Comps the next time someone searches. But that house is gone.
So the housing market is dynamic, uniquely dynamic.
This would equate to the boy who drowns in a lake that averaged 6" deep.
The best you can hope for, and the statistic that you are looking for, is a particular house in a particular neighborhood.

Yes, Scottsdale is the Beverly Hills of Arizona and will rebound quicker than Phoenix.
Not only does it offer a better variety of activities, but MOST of the schools are ranked excelling.

The current market value of any property is what a buyer is willing to pay and a seller willing to accept. However in a short sale negotiation the sellers lender has a valuation process that may negate that causing you to reconsider the price agreed on originally.
When you go after a house look at what was recently sold that is apples to apples of the home you like and in this market sellers can sell a bit higher if demand warrants it.
Rely on your Realtor to keep you in the know they have access to this just make sure they are experienced as well!

First, it's probably the complexity of the purchasing process. Real estate is a notoriously complicated product that's tangled up in multiple layers of laws and rules.
Second, it's likely the high cost of financing (typical of non-cash, first-time buyers). All the closing and financing costs add up quick. Suddenly, property taxes and HOA dues become very real expenses when they need to be pre-paid.
Third, it's definitely the large initial cost of transitioning into a new home. With a brand new home, there's landscaping and basic window treatments necessary, as Chris mentioned. With a pre-owned home, there's lots of cleaning and maintenance items that start from the day you move in and never seem to end.
But, the privilege of customizing a home to exactly how you want it just makes all the trouble and expense feel worthwhile.... more

Hello Carolyn, North Scottsdale is such a beautiful place. You may want to narrow your search based on looking at some major crossroads and things that you want to be close to for jobs and shopping etc... The further North you go will typically gets more expensive and less populated in respect to the Southern edge of North Scottsdale. Also, keep an open mind toward North Phoenix as an alternative, but even then to have a pool it may be more rent than you want to pay. I would start with finding homeowners and property managers who assist in cooperating with Section 8 housing as a better start. You may need to educate the individual homeowner on the benefits to them to rent to you because of the Section 8 classification.

Four of the most important things you want to look at when purchasing a condo for eventual use as a vacation rental are:
1. Location: This one is a no brainer, but you will have much more success with your vacation rental if it is in close proximity to entertainment areas and activities. Our investors have great success with their vacation rentals near Old Town Scottsdale.
2. Short Term Lease Ability: Many condo HOA's will not allow leases for less than 90 days, and there are even a few that do not allow the condos to be leased out at all.
3. Financial Stability of the HOA: If the HOA has a serious delinquency problem that could result in addition assessments to you, negatively impacting your cash flow. It's a little unreasonable to expect that there will be $0 delinquency, but a high percentage (20% or more) would be a significant downfall.
4. Ability to Finance: You didn't mention how you were planning to purchase the home, but it's important to know that not all condo's can be purchased using a loan. This is typically due to high HOA delinquency or pending litigation. If you are planning on using financing, your Loan Officer and Realtor will help you to determine this.

Agree - Troon North is the best facility in Scottsdale. A little pricey in high season but worth an occasional splurge. However buy the Troon Card for good allround annual benefits. Coaching staff top flight and whole club is classy and well run. Try Tonto Verde also just a few miles away in Rio Verde area. Two excellent courses at great prices. One method I use is to map the area on Google earth and see what is vacant. It will give you a rough idea. Whether you are buying or selling, your agent should be able to get you more information on the various parcels and help you with your business plan .

Crazy as this sounds. I have been trying to sell my house via a short sale for over a year. There have been two appraisals and two BPO's in the last year. The value is up $100K from last year (I am in a Jumbo price range), but still almost $200K upside down. No second. I had an offer for $600K. Negotiator finally said he needs $630K. Buyer walked. House is scheduled to go to auction on Tuesday. Opening bid is $787K. Home value is $650K. Go figure???? Obviously nobody will bid at the auction for a home only worth $650K. I am not sure what to think. Any ideas???... more
