I do not recommend you ask your Broker to shop for a loan for you. This is a personal decision and your private financial information will be needed. Your Broker may recommend a trusted lender they prefer to work with, but the choice is you.

I recommend that you hire a competent Realtor to assist you with this. As my colleagues have shared most co-ops want 20% down, so do most banks, also co-op boards have the responsibility of makeing sure financially capable people buy into the co-op. Forclosures bring down the financial viablilty of the co-op and all the shareholders stand to lose.
Having said this, there are some grant programs around that will assist with down payment money and or closing costs. They also provide financial counseling for purchasers to help them plan for the future and avoid losing their home to forclosure. Hope this helps.... more
An afterthought, even "sublet friendly" co-ops often have rental time limits on them, often 2 yrs. max. check this out first to see if it fits with your goals.
Actually, as a Real Estate Professional, I would help the potential tenant to find out why there is such a discrepancy in the credit scores ! There is a substantial difference between a score of 680 and 639! I have come across this situation many times. After looking into this matter and correcting errors, tenants have walked away with a much higher score which helped them qualify for and secure a better apartment!... more
Yes you can have up to 2 adults and 2 children max in general for 1 brm apt.
We usualy specify this in our lease form that only these people can occupy.
