I actually think that all of the respond Antolin gave reflects the changes that are to occur with the restructuring of Jamaica. I am in contract on a 2 family house accross the street from York College. The reason I am willing to move to Jamaica is that yes, so many foreclosures have brought investors to flip houses. Guess what? That just means young working couples will have modernized and still affordable homes! More people like myself are moving in and pushing out the drugs by paying our fair share of taxes and demanding police take action. We are landscaping, cleaning up the ruined and dishevled homes by renovating and restoring a decency that is well overdue for Jamaica. Now, the people have been foreclosed on and their kids evicted. It's time to take back this part of the city and gentrify it. I nearly moved to Long Island and look how that place is turning out! Crime ridden, high taxes, gov't corruption in Long Island, not to mention higher LIRR rates. I think I did myself a favor and in 10 years I'll reap the rewards.... more

Grew up in the area and it does have many great things about it. Many already listed here. However, not listen is crime and school performances. If you want your money to get good value stick to Forest Hills. The prices are about the same league and you will get more shopping AND much better schools. Our elementary schools are top ( see for yourself on the board of education site) and the Junior High is solid and good, but not excellent. The only high ranked junior high is in Bayside and that is just way too far. Our junior high prefomed at 80% achieving above satisfactory on city test. Bayside scored 90%, clearly better but I can live with those numbers. However, BOTH still far outperformed anything in Sunnyside. The commute is not bad either.... more
Sandra, only you can determine the best place for you to live. It will be where you feel comfortable, your needs are met and is affordable for your budget.
Anything is possible, since no one offers to prepay-it could be to your advantage.Seems you've calculated ~1000per month.You would most likely get a studio/share at that price.Have you talked with a Realtor?Do you have a parent that would sign with you? that's usually what's done, just to cover the board approval. Or perhaps look for a private house to rent from.Usually home owners just want to make sure the rent is paid and if you do so in advance they'd be thrilled!
