Buyer brokers are compensated by the shared commission already built into a property by the listing agent. Why would you want an agent working on your side. The idea that a "for sale by owner" is going to be a better deal is a misconception. For Sale by Owners, want to keep the commission in their pocket, not give it back to a buyer and they probably have a few monsters in their closets too. Get a buyer broker working on your side. You have nothing to lose when you are considering making one of the most investment or your life!

I recommend that you hire a competent Realtor to assist you with this. As my colleagues have shared most co-ops want 20% down, so do most banks, also co-op boards have the responsibility of makeing sure financially capable people buy into the co-op. Forclosures bring down the financial viablilty of the co-op and all the shareholders stand to lose.
Having said this, there are some grant programs around that will assist with down payment money and or closing costs. They also provide financial counseling for purchasers to help them plan for the future and avoid losing their home to forclosure. Hope this helps.... more
An afterthought, even "sublet friendly" co-ops often have rental time limits on them, often 2 yrs. max. check this out first to see if it fits with your goals.

I think investing in those area is a great idea because the rental income is relatively very high and stable, means keep demanding high. one of the reason is those two area and bayside is wellknown by the school ranking. school ranking can not build up over night. so parents want to live same house as long as they can until children graduate school or they buy their own house to stay in the same school district. Your contract should specify your closing date...any other closing date would have to be agreed to by both you and the seller. On the issue of when the property's showings will stop: this generally happens when all contract related contingencies have been satisfied.. financing, inspection, review of HOA docs. etc.

In point of fact the Rockaways is the largest urban renewal project in the United States. It is the last waterfront property for development in the five boroughs. The government, retailers, and large developers, utilities, and transportation authorities are pouring hundreds of millions of dollars into the area. Real estate purchases have already appreciated significantly transferring it from an area of urban blight to luxury living.That being said it still will be years before the transformation is complete.
So, if you are the kind of people who like a challange and would like to get in on the ground floor of something special in the future than the Rockaways maybe for you.
You must be aware that there are growing pains that will take time. Some streets are beautiful, some streets still have great suffering.
You are the only one who can decide if this is something you would like to take part in. It can be exciting and will require patience. But, property values will rise in the future, though no one knows exactly how long this will take especially with the current economy.
If you feel that you might like to explore the possibility further, there certain blocks and areas that have already been built up, there are other good buys in less developed areas .
There homes that you can buy and rehab yourself, both one and two family, and there are homes that have already been renovated and are still good buys.

The short answer is that it is possible, however there are some considerations, for example, how long do you have left on your visa, the caegory of work visa you have, how long you have been working in the country, where yourdownpayment money is and money for closing costs and other things.
When I work with a buyer I have the buyer and a qualified bank meet at my office with all the documents necessary to properly advise the person on how to proceed. I have worked with clients from many nations.

Hi Fnhome. I've noticed the comments below. The aspect of your question that brings up questions is, what happened? Obviously you're not pleased about something that you don't mention here. You can always express yourself to your broker or their principal or office manager. maybe even get someone else assigned to you. If you're trying to make the case for another broker from another brokerage house, that may be less easy.
How can anyone just give you the answer that you are looking for without a bit of color. What if the answer is not to your liking? If this broker who obviously "worked" with you enough to find the property, get you to view it, get you to make an offer on it and is negotiating on your behalf, That sounds to me like a pretty consciencious broker who is working for their client.
You mentioned nothing that would make me think you need to fire someone. I just think you want to snake them out of their hard earned commission.... more
It is always worth hiring an agent as a Buyer's Agent and NO not all commissions are paid by the Seller. The commission rate is agreed upon between you and your agent ahead of time. When you hire a Buyers Agent, that agent will be working on your behalf and not the seller's behalf. If that agent does their job, you can save a good amount of money when purchasing a home.... more
