As Mark said, it does not cost you a dime as a home buyer to utilize the services a a REALTOR. Builder/Developers have marketing accounts set aside specifically to fund this fee. They pay us, but our fiduciary duty is to you, the buyer. Always ask you REALTOR to act as a buyer's agent. This allows them to disclose more information than if they acted as what is called a transaction agent. As a buyer's agent, they have no responsibilities to the seller. As a transaction agent, they have minimal responsibilities to the seller.

Is the home owned by the person with whom you are dealing?
Or Is the home managed by a licensed agent?
Is the home in foreclosure?
Can you live with the terms of the lease?
Do you understand what is expected of you and the landlord in the lease?
Are you comfortable with the neighborhood?
Are you capable of making the payments timely and still have sufficient reserves for emergencies?
(recommend to tenants that their income be at least 3.5 times their monthly rent to handle situations)... more

I had asked the same question and realtors cannot tell you due to fair housing regulations. Go to homefacts.com. Awesome site for any city in America!! It also gives you the run down on demographics, political and religious influences, hospitals, schools, colleges, polution, temps, etc.... and criminal offenders living in the area. Not only the basic crime stats, but pics and addresses of offenders in that neighborhood!! I am not a realtor anymore, so I can say this. I heard that the Pine Hills area outside of Orlando is bad..... just an FYI... Good luck!!... more
There are plenty of communities that meet your requirements regarding the HOA. I live in Lake Nona and you can find several opportunities of that sort. In order to help you further, I need some more information regarding budget, number of bedrooms, etc.
