I hardly think of this as a "bad area". We live in Canyon Ranch next door, where the apartments can go for millions, and I love the neighborhood. That's a very limited budget for a condo near the beach, but if you find one that fits your budget you should grab it. I have a nice 1 bedroom in my building for $159K a block from the beach in Miami Beach if you are interested.

As a foreign, you can buy any condo you want as long as you have the funds. Most of condos require higher down payments from foreign buyers (30-40%) but not all of them. You can also finance if you have a solid income in your home country.
The best advise I can give you is to get a very good account and lawyer in the USA specialized in representing foreign investors. They can help you with all the documents and taxes involved to purchase a property as a foreigner.
Also, not sure if you would be interested, the US offers several options to foreigners to purchase a maintain a property in the USA in exchange for a permanent visa. Contact me if you would like to learn more.

You can buy a beautiful condo within your budget, but where would you like to buy? Miami is huge. If you are a young person and like the nightlife and beaches, I would recommend South Beach. If you are a more quiet person, Sunny Isles, Surfside and Bal Harbour would be nice. Aventura is a hot area right now but it's not on the beach.

Hello Nilda,
If the maintenance person was invited into your condo to repair interior on their own time - it's between you and the maintenance person, usually, has nothing to do with the condo.
If the management office sent someone upon your request, and your condo management is responsible in fixing interior of the units, according to your condo docs (which it's rather uncommon for the condo managemetn to be responsible for interior repairs), - then you need to speak to the condo management. If the condo management is not finishing what they started (and they are supposed to by condo docs), then you should call in reinforcement (a real estate attorney familiar with the condominiums - and not all real estate attorneys are familiar).

I have a great foreclosure for you right now - great area, under 300K, newer building, low crime area - with rental potential and appreciation for the future.
The new trend in condominiums is that associations change their rental policies - with many not renting the 1st year after purchase, or 2 years, or no rentals at all...In many cases, older buildings have been seriously remodeled and, once their 40 yr re-certification is done, will also be nice purchases - for rental cash flow and value appreciation.
You might consider vacation rental opportunities in upscale condotels (condo-hotels).
With houses - we could find some pretty good purchases - some in Dade and some in Broward counties. But, houses away from water are sort of less predictable on value appreciation - as most of our buyers are foreign buyers, and they prefer being close to the beach areas (where the houses are very expensive).

Hello John,
I'm originally from Mass myself.
I know it's hard to believe, but in FL under $500 is low maintenance.
Under $750 is reasonable.
Above means either a more luxurious building, or that instead of doing "leave condo maintenance the same, get special assessments paid separately", this condo management is preferring to have a portion of the maintenance fee covering what special assessments would cover otherwise...
If could also be mis-management...in need of being checked by new board members.
Here, in FL, we've been through a major shake up - with many owners not paying their monthly maintenance fees, while many buildings suffered a great deal in past hurricanes (which required
a lot of funds to fix), with 40 year re-certifications taking a lot of money in older buildings...
When buying here, you got to look at the overall picture (not just the price) - and you get to see financials (at least you are supposed to get them) for the most recent year. I also suggest for my clients to talk to the manager of the condo - and ask all the questions they can.

To me, the best places to live in with kids are Aventura and Sunny Isles Beach...
Schools are great here (public) and private are all around, if your prefer them.
Infrastructures is amazing, you are on or near the beach, and there are great parks, recreational activities, golf courses, anything to do with culture - for kids and adults...
You are not far from Downtown, Midtown, Design District, South Beach - yet, in much more "resort and city in one" environment.
I also suggest to drive by different areas to get a feel for different areas - personally, some areas are
just too "slow" and/or boring for me. Getting some sense of the "vibe" will be truly helpful.
