Yes, it sold in November of 2011 for $560,000. Quite a steal, I must say. I live in Legends Walk and it's a great community. That home had a bit of a challenge in the view because the rear was encroached upon by homes behind, but otherwise was a very nice home. There was a divorce situation, foreclosure, etc., so not your typical house sale.
I live here in the Country Club, as I mentioned, and I work exclusively in Lakewood Ranch. I have lived here for almost 10 years so I know the market very well. Please let me know if you need any assistance. I'm the local expert!

A question that's almost 4 years old. Wonderful how topics never die on Trulia. The new answer makes one wonder if it's from one of those local builders, doesn't it. Seriously, a spec home is not having a home built. It's already built or near completion. In my experience, you can always get the builder to move when it comes to an unsold project that has or soon will have a certificate of occupancy. However, in 2011 there are not many builders willing to build on spec any more.... more
The house is a SHORT SALE not a foreclosure and there are many important discussions we have to have in terms of the viability of a short sale. I just closed one yesterday and it took 6 months of waiting for it to actually close. But other than that it went well.

You should be aware that in addition to the HOA fees, there is also an additional CDD (community development district) fee, on top of your property taxes.
It's my opinion that these fees are causing the market recovery in LWR to be slower than the rest of Manatee and Sarasota, and could affect property values there in the near futurre due to decreased demand. There are plenty of neighborhoods near Lakewood Ranch with comparable homes that do not have these fees as part of the cost of home ownership.

Transactions occur every day in the marketplace that effect property assessments.
For instance, property is bought or sold, built or renovated, rented or leased. There are many factors that an appraiser considers when estimating the value of property (1) the recorded sales of similar properties (2) the replacement cost (3) the property's location, size and condition
The basic formula for determining property taxes is: Property Taxes = Taxable Value x Tax Rate
Taxable value is determined by the Property Appraiser's office. The millage rate (tax rate) is determined by each of the taxing authorities (i.e. cities, the unincorporated county and school board) that the property resides in.
So, a change in either the property value or the tax rate will have an effect on your taxes.

There is a good mix in Edgewater, as in most communities in Lakewood Ranch. Price points are more appealing to families than The Country Club, for example, but ammenities, such as the tennis center, workout center with outdoor play areas, etc, are not as easy to access. Many other communities in Lakewood Ranch offer parks, proximity to schools, and affordable Florida living. Edgewater is on the banks of the beautiful Lake Uihlein, offering small boat access as well. Hi Michael. Generally, there are no flood insurance requirments for homesites in Lakewood Ranch. Firm guidelines can be gotten from county records, or local insurance agents.
