2010 139 homes sold, ave days on market 71, median sold price $$480,000, % off listing price 4.5
2011 143 homes sold, ave days on market 90, median sold price $477,500, % off listing price 4.1

Unfortunately the answer to that is no! You'll pretty much have to gather more money for down payment or consider purchasing a home at a lower price. With 10 or 15% down payment you'll have the option to get FHA financing if the loan amount is within $729,750.

You can in fact get an appraisal contingency clause written into the contract, I worked with an attorney in New York. Adam Sutton who has done this before, in order to protect our client. It's definitely in your best interest to do so as the bank would definitely approve the loan due to the high down payment I recommend you get another legal opinion before proceeding otherwise your escrow money is in jeopardy.

You can make the contract contingent on the inspection and place a certain amount of days for your due diligence (7-10 days). That way, if there is anything wrong and the owner does not want to decrease from the price or fix it, you are not bound to the contract.
Purchasing a home is one of the largest purchased in our lives, so always ask questions, always do your homework, stay on top of everything. If you feel you are not being properly guided then listen to your intuition and work with another agent. There are no stupid questions as nothing should be left to assumption.
Always add an inspection contingency...I am not an attorney and you should always have your attorney review all of your documents.
A Fabulous agent will always advise you to do this.

yes the market has gone down since 2007.
Whether the seller should take a lot less just because he purchased in 2007 depends on whether or not they upgraded the home or made additions to the home that would have increased its overall value since then OR if they bought it in 07 and got a STEAL back then.
If no updates or additions and if they paid market value back in 07 - then yes - they should expect to accept about 20 to 40% less than what they paid.... more

One more thing to consider, although you must check with your accountant on this, is that your mother and father can give both you and your wife $10,000 tax free. There were some discrepancies in the figures you were given.. I wanted you to know that my figures were based on homes that went under contract from 9/18/08 until today in the township of Huntington. I did not limit it to Melville nor did I restrict my data by school district. If you would like a more specific area, ie. Melville SD#13, I would be glad to provide you with those numbers.

Don's answer is spot on. You're probably not in the position to sell the mortgage, because you're on the other end of it - meaning you're the borrower.
IF, you're the holder of the note and the borrower is not paying the mortgage, that's an entirely different situation.... more
