Paying cash and buying in bulk will definitely get a bank to sell you properties cheaper. Although, this isn't doable for most people. From my experience, every bank negotiates differently. Some have a strategy of putting a home on the market at near market price, then lowering the price every month. Other banks I have seen list well below market value generating immediate multiple offers. Others have been like the average seller, list at market price and sit and wait.
So, it's really tough to answer your question. Although, I would agree with others who have said the longer it's on the market, the more willing to negotiate the bank will be. Sometimes submitting a list of needed repairs along with pictures can help, because most of the time the person at the bank has never even seen the property.

Part time will make it a bit more difficult for you, but at least you can ease into it slowly and have job to fall back on. this is a different market from a few years back....
But at the beginning you will have to do exactly the same as every other new agent over the years!
Be well informed about your market at all times!
And let anyone and everyone know that you are a Realtor and because you are new you will work very hard
for your clients and be frank and open and ask co-workers, neighbors, friends and family for referrals....
With time you will create a nice group of your sphere of influence referrals...

First, who is currently in title to the premises? Only those on title (barring delegation of authority by Power of Attorney and so forth) can list a property with a realtor. If this sibling has title or a portion thereof to the premises, he might be obligated to pay any fee that he agreed to with the realtor but he cannot bind you.
Be very careful and make sure that this is a sale and not a gift because I would strongly suggest getting title insurance in this case. Most title companies will not issue a title insurance policy on a gift transfer - there must be a sale.
There are also special mortgage programs for family transfer/sales, as indicated by the loan officer from Continental Home Loans. Make sure you structure the transaction carefully with both the aid of a real estate lawyer and a mortgage professional.

You should be in the ballpark with $430,000. Keep in mind that homes in that price range that are in very good condition often result in bidding wars--look at as many as possible to better your odds.... more

I would say that despite what people say , in all practicality , it is very difficult to get an offer accepted with a contingency clause on it . The main reason being that in our area , buyer and seller are represented by lawyers ,who are supposed to act with their clients best interest at heart.The lawyer would not allow his client to sign any kind of contract that depends on the sale of another property , without making sure that his client is not liable for anything .But they can avoid any liability by NOT signing a contract anyway
Think of it this way , the seller if he does not sign a contract with the contingency , has two options and is at worst , no worse off , and at best has avoided all kinds of legal problems
a) the first property sells - so he can sign a regular contract now that the other property has sold.
b) that property does NOT sell -either the contract is void anyway since the potential buyer cant buy your property anyway (he cant afford two mortgages ) so they can sell their property to someone else who comes along .
Another buyer who comes along might avoid their property since he may be held up by the contingency clause in that contract . He doesnt want a problem , so he will avoid your property . Part of a realtors ethics is disclosure
and he would have to disclose that there is a contract with a contingency clause in it . How long must anyone wait ?
does the contract with the contingency clause have first option ? etc etc etc
There are too many problems associated with a might be contract .I know in other states that contingency clauses are used , but I havent seen one go through in this Long Island area.... more
