I ran a quick chart on the MLS for Dix Hills over the past three years, here is what it revealed:
Jan-Dec 2009 164 residential sales, median price $606,500
Jan- Dec. 2010 176 residential sales, median price $642,000
Jan- Dec 2011 163 residential sales, median price $613,000
Current inventory is 235 homes for an average price of $699,000
Each home is unique, so don't draw too many conclusions from the statistics. The market is fairly steady, less than a 10% price deviation. If you would like more stats, or if you care to discuss this further please feel free to contact me at your leisure.

You are definitely cutting it a bit close and you will wind up with a smaller home but there is definitely a chance. Most importantly, use a Certified Buyer's Representative or CBR to get you the best deal as well as give you the loyalty and the fiduciary repsonsibility you deserve as the person bringing the money to the table. Remember, without a buyer, there is no sale. All the listings you go to see have a listing agent representing the seller with you paying all the commisions by bringing the sale. You should have representation as well. That is where a Certified Buyer's Representative comes in. Make sure the rep is versed in the area you are interested in and interview a few different people. Make sure you are comfortable with that individual. I am a Trulia and Zillow Pro agent in this area. And by the way, you can also wind up in Half Hollow district in a few other towns.

Most of the time the properties are REO's, which means they went through the foreclosure process and are now owned by the bank. Many of these are listed on the MLS, so when you search, just make sure to click the drop down box to include only REO's.
As far as acquiring them, sometimes it's actually very competitive as there are many cash investors out there, but you can do it! Find a good private money lender, do your numbers and make several offers. Many timnes when the reo is first posted they ask for a premium to appease the bank, but wait for it to be reduced and it will, then go for it. You have to know your market to know what the right price is, so definitely do youer market research!

Darin told you what you need to know. Keep in mind that lease-option deals are negotiated--not found. Unless you plan to make an offer on your dream home using a lease-option, it';s highly unlikely that you'll get an investor to front nearly $1M to buy that property and lease-option it to you.... more
"Desirability" is in the eye of the beholder - you, the buyer. Both areas have higher priced homes than many other areas in Suffolk County. I would suggest researching school district ratings, crime ratings, etc. to make that determination for yourself. We are not allowed to opine as to desirability.... more

i own a property in Dix Hills I am trying to finish it there are many advantages to you wanting to finish with me and either living there or being a partner and buying another piece of property and knocking down an old house and building up new from the foundation the buildin dept does not allow it anymore it is considered a new house and would be new taxes for a new house! I also have my property located in th school district 5
You cannot get into the Half Hollow school district without living there! My structure is built to have 35 ft ceiling 5 bedrooms and bths with 2 suites (master and junior) junior suite can be a professional office and if you are interested would be done with house by Spring/summer 09

Although it did sell for $725k, it went into contract in February. This would no longer be valid for a closed comp for evaluating current property values in that area. Banks will only go back 3 months for closed comps.... more
