I couldn't agree more with you Hunt.
A lot of people want to Lease, not Buy right now and I'm seeing properties in MLS for ridiculously low commissions. I won't even CONSIDER a property that offers less than 50% commission.
It's just not worth my time....so when I see these property owners put in 25 to 35% of 1 months' rent I just laugh at them. Do they honestly think I"m going to bring them a client ? NO WAY.
Further - many won't offer the same commission on a lease renewal.
So of course I advise my client to look for other properties when their lease is up.
Honestly - a good landlord is going to offer 75 to 100% of 1 month's rent.
These cheapos putting their listings into MLS for 25 to 35% crack me up.
Sure - someone will lease it - but it's not going to be MY client !!!
If you want me to work for you - you have to PAY ME.
Why is that so difficult for people to understand.
I'm bringing you a well qualified tenant - the LEAST you can do is offer me 1 month's rent.... more
Good call Dustin. You are correct about Little Elm. You get more bang...for your buck! The development is what you are investing in. That is what attracts Buyers/Tenants like yourself. No need to gamble on a outer-lying area to hold you hostage for 10+ years. Think what Little Elm is going to be like in 10 years! You will have options. Those homes are being built at a quality level and the area is properly zoned for a long-run. Plus - you have the benefit of children being able to attend Frisco ISD. My uncle owns Frisco Wholesale Lumber, Inc. They provide the wood for those builders. Give me a call or a direct email if you want to go check them out and get a better feel for the area.
Best,
Hunt

Yes, you can still ask the seller to pay closing costs but they don't have to agree. Also, the lender doing your loan may have restrictions on it so make sure to check with them.
Don't forget to use up the funds that are agreed to. If you ask for, and the seller agrees to, $4k back in closing costs and the estimate for your closing costs comes out to $2800 then you should look into buying down the rate for your loan to use the balance of the $4k.
Good luck with your purchase!... more
Yes, contact a lender to help you with that. There are many programs that would fit your needs and there's no cost. Give me a call I work with some great lenders.

We always provide a floor plan created with the HGTV Home Design & Remodeling Suite software. Using a laser measuring device, it doesn't take very long (less than an hour total for measuring and creating the drawings for a 2,500 to 3,000 sq. ft. home). I wouldn't pay an outside service to do this.... more
Call, Email or text me your search criteria and contact info and I will have you a search set up within an hour or less. I look forward to assisting you in your search.

Yes - FHA 3.5% down, Seller pays your closing costs and possibly other non-realty items associated with the purchase of the home. Interest rates will not get any lower to lend on. Practically free money, if the purchase offer is drawn up correctly. Make sure you have somebody looking out for your best interest.
Cheers!

Sherela, I'm a Realtor so I can help you with condos, townhomes, homes etc that are listed for lease in MLS. I also work as an apartment locator and offer a 2 hour free move with apartments. You are the client so your REALTOR should give you the best guidance possible and ultimately do as you instruct. After all, you are the one purchasing/selling the home. Cut ties and get a new REALTOR. I am happy to help! Give me a buzz if you need anything.

This will not be an issue at all. You dont required by the US govement to be a resident to inquired a loan for a property. Since you have great credit, you will able to obtain loan pretty easily.... more
I agree with most of my peers. A lot of Landlords will work with you and not charge you double on your security deposit, but others will want more. Pick an Agent you like and be honest with them about your situation and head out and find your place.
GOOD LUCK.

Is there any reason you are not selling the land in FL? This is probably the best way to do it? The property trading is very unconvensional and you might run into more unexpected issues. I would recommend you sell this land and then using the money to buy a home in Dallas.

They'd come down to zero - and maybe give you cash back at closing - in some circumstances; they'd stand firm because they priced it with the work in mind in others.
This is the big rookie mistake - savvy buyers do not let the seller establish the price; they master the marketplace and THEY establish the price.
All the best,... more
The CORRECT answer is this:
FHA allows for a borrower to purchase while still in Ch 13 after 12 months of on time payments and permission from the BK court. You must still qualify.
(Ch 7 is a different story.... You must wait 2 yrs from DISCHARGE, not filing)

You can work with an agent similar to myself in your area. I am a certified short sale agent through reoprep. We also have a direct correlation with the short sale program there which means you may get a chance to work with a property that may have had multiple offers on it and failed.... more
Blogs are one.... lots of places to blog.... Trulia, your company blog, Realtor.com, ActiveRain, your own blog. Blog not what you want to talk about, but what customers want to know about real estate. Establish yourself as the expert in different areas. Not only this, but you want a way to capture customer information when they get there.
We're having some training about this in our office tomorrow (Tuesday) about some of the free lead sources. If you would like to come let me know. 9am-12noon. This is with one of our master trainers.
One of our trainers also teaches at MetroTex about free lead sources and I highly recommend the class.
You might also google...free real estate lead sources and see what comes up.
