The market in the Chicago area has heated up dramatically. It's easily possible that the home has been sitting for 300 days, and suddenly more than one buyer appears.
You'll be able to tell rather quickly, if the property goes "under contract" and shows up as "contingent" or "pending". If a week or two goes by, it would be worth calling the listing agency and inquiring about what's going on.... more
Try Sublet.com, which seems to be listing like crazy on Trulia. Most of what's in the MLS is for yearly leases only, and short-term rentals downtown are very high. The Internet is the best source. I agree with Craig's list too.... more
Google an inspector in your area. I as a Realtor don't refer inspectors, conflict of interest. I recommend you google one, you will get plenty of options.
Are you paying CASH?
If so your closing costs will be lower.
Are you obtaining a Loan?
If so talk to your lender and they should be able to provide you with a rough estimate.
FHA Financing has higher costs than Conventional Financing.
If you put down less than 20%, then your costs will be higher than if you put down more than 20%.
Normal and custmary fees include:
Title Insurance
Underwriting Fees
Appraisal
Govt Fees
Flood Certification

I am not sure where your question comes from?
The Sellers listing agent will create a market evaluation (CMA) for the Seller at the time of the listing to determine what the home could be listed for, and then they usually build in some negotiations which will automatically happen when a buyer places an offer....
The listing agent for the seller also should keep the seller informed about changes in the market, i.e.
new houses have sold, new one came on the market and he is competing with those and a price reduction may become necessary to be competitive. Then also it depends on the situation of the
seller, have they put a lot into the home after purchase, are they in a hurry or do they have time to
sell...
For the Buyer's agent it is now and the last few months, comparing the property the buyer wants to buy to what very recently similar in style size and age and upgrade has sold, and that will be the
bottom line the i.e. the average sale price the buyer will try to negotiate with the seller, but of course the seller can counter and at one point the two parties will come to an agreement or not...
So hopefully this explains that there is a slight difference in what happens at the listing at the time of the listing and what happens with the buyer and the buyers agent when the buyer wants to make an offer....
More questions come back and keep on asking, we are here to help.

Oh my I wish I could just simply say YES or NO, but first of all as REaltors we are limited to what to say about an area or neighborhood as it could be perceived as steering in or out of an area and that is
against the law....
So here is my advice to you and I do understand your concern, believe me I do.
drive through the neighborhood at different times of the week and build your own opinion and then
stop by the local police dept, they will gladly give you good information.
And no matter where to young girls live, the best advice, no matter what area, be careful, keep your eyes open at all times, this general advice cannot hurt.
Hope I helped with this a little, sorry I cannot give better advice.

You need to get fingerprinted, wait 6 weeks for approval, then submit blood samples which take another 2-3 weeks to process. Then wait for one of the limited appointment slots to open.
Actually, section 8 is one government program that is pretty hands off when it comes to buying and selling. These are privately owned properties where owners receive a government payment for providing a dwelling to qualified tenants. No outside agency controls these multi-unit homes.
Provided you give notice before your walk through, you are permitted to do one regardless of section 8 or the infamous 1% occupying.... more
Depends if what you mean by light entails the sun shining directly into your face.
Have you ever noticed the miracle of nature, that you can be facing away from the sun, maybe east, or west, or north by northeast, and it's still bright?
Outside of the small niche market of Gothic Trenchcoat Garden unit dwellers, most buyers prefer some Vitamin D rays in their diet. How that light gets into the apartment doesn't matter unless you are growing edibles on your balcony.... more
As a buyer's agent, here's what I tell all my clients:
You can read stats, ask opinions, and watch the news. But the best thing you can do is take a walk around the neighborhood during the day, at night, and then spend an hour hanging on the corner (don't sell anything....yet), during those two different times. When you see neighbors walking, ask them what they think of their 'hood.
You won't get a better safety report than that.... more
ALL good advice, also check out http://chicago.everyblock.com/streets/mcvicker-ave/2404-2499n/ , very informational. Find out what neighbors in that neighborhood are saying. My office is at Belmont and Central if I could be of any help!... more
Send me a message through PM here or our site. A very good friend is tight with the guys at DOW and I just spent a few days with him in California as solar shingles are on my middle burner for our own home. They disappeared for a couple years but will be available soon if not already in a few states.... more

You need to consult an attorney BEFORE you do an Auction., THey are very tricky because you must to EVERYTHING the way they say, including using their contract, not a standard contract approved by IAR & NAR and you do not get to see the contract until after you win the bd. They usually do not allow an attorney review or inspection.... more
