Central Islip is conveniently located between 2 railroad lines, the Ronkonkoma line and the Babylon line. The Central Islip RR station is at the corner of Lowell Avenue and Suffolk Ave. The Babylon line stop just south of Central Islip is called the Great River Station. It is located at the corner of Connetquot Ave and Hawthorne in East Islip. The Central Islip Courthouse on Carlton Avenue is just east of both of these stations, as is Touro Law College and the Long Island Ducks play ball near the Courthouse. There is a beautiful shopping center on Carlton Ave. across the street from the Courthouse. Buslines and Taxi's service the surrounding area. By car, Central Islip can be reached from Southern State Parkway, the LIE and Sunrise Highway.

Central Islip does not go south of Montauk HWY, that town is Islip or East Islip. Both of those towns are decent places to live. Especially East Islip.

I do not believe there are any rent controls in Suffolk County...it is at the will of the landlord.
As a landlord myself, when I get a good tenant, pays on time, reports problems immediately...I never raise their rent!... more

In NY State, If you look at the DOS (department of state) Agent Disclosure you will find that when any agent has substantive contact with either a buyer or a seller, they first need to review agency disclosure with you. You have the right to full representation if you choose. You can also work with an agent who represents the buyer as long as there is informed consent on your part. In other words, you know that he represents the seller and he is looking out for the seller's best interest. If you are OK with that and are savvy enough to develop your own offering price and have him just present your offer to the seller, that is perfectly fine. Dual agency is not an option in my mind. He has already established an agency relationship with the seller before meeting you so, for this transaction, he should be a seller's agent. Remember, even though an agent represents the opposite side, they still have to treat you fairly, and be honest with you. With internet buyers now, we seeing a lot of direct dealings that may result in a better deal depending on what arrangement the agent has worked out with the seller.
