It is okay but like a few have mentioned before me not always in your best interest. It can save you some money but you do not have anyone looking out for your interests, only the sellers. If anything seems the least bit unusual about the deal get your own attorney so you can have someone representing you and negotiating for you throughout the process.... more
If you are looking for nightlife and being close to Govt center then its the South End. Full of the best restaurants and bars and walking distance to Govt Center. A neighbor hood like the South End is the difference between being in amongst everything and being in one of the outlying neighborhoods that are "close enough to enjoy everything" Parts of South Boston would be decent as well and some swear by the North end. For my money however, its the South End.... more
I agree that it will probably depend on the lender. Your loan originator should be able to answer that question for you.
I'm surprised your attorney, assuming you have one, didn't get a full set of condo docs to review before you signed a P&S. It's never a good idea to rely on third party representations as to what may or may not be contained in condo docs. Is there a pet policy? What is the % of ownership? What are your voting rights and what % majority is required for changes to docs, amendments or assessments? I think you need to take a step back and make sure you have the answers to these and other questions. The lack of condo docs and the fact that there are delinquent owners puts up a big red flag to me. I strongly advise further investigation on your part.... more
This is a very open ended questions. Are you looking to rent or buy? When you say professionally managed, do you mean a full service luxury building or a property that is managed by a management company? Also, do you plan on walking, taking the T or driving? It is very difficult to give you a good answer to your question without more information.... more

If you can avoid having a car do. Boston was not built with cars in mind and parking at its best is iffy and at its worst is a full on nightmare. Jamaica Plain and parts of Dorchester are probably the easiest to deal with street parking. Many people are just fine without a car though. Zipcar is a car rental service that many people use and are happy with. Bottom line, if you can avoid having a car I would recommend it.... more
South Boston is great and affordable but there are plenty of other areas where you can get more bang for your buck and have easy access to the commuter lines like Jamaica Plain, The Fenway, Allston and Brighton.
Descriptions of each below with a link to everything on the market in each area (shown on a map so you can see proximity to back bay)
Jamaica Plain is a great place to invest and the orange line runs right into the center of JP (drops you off at back bay station):

The Fenway is very affordable and there is a green line that runs on huntington and at kenmore square (drops you at copley in back bay) :

Allston and Brighton are right next to each other and have access to the green line:

Bobby as a sellers agent it is easy to understand. Why should they except 1 dollar more when your buyer might be willing to pay 20,000 more. Have your buyers put their best foot forward.
As a buyers agent I agree with you.... more
