If you have a particular question on a home's lot size you can contact an agent that knows the area and has access to the MLS and they will give you the information. Hi an open listing means there is no exclusive agreement with an agent or agency. Typically you can call agencies and have it added to a list of open listings and hopefully agents will pay attention. You tend to lose alot of marketing and attention with open listings.

The current market is rebounding but still has cautious sellers and buyers as well. But there alot of factors to be considered, such as the condition of the home, amenities and of course... location, location, location !!
Has the homeowner asked for a realistic price based on an appraisal? Have they compared the appraisal with the CMA I provided them with? I expect homes to sell high or low depending on many variables. Sometimes homeowners inadvertantly price their homes too high for the current market conditions. Sometimes buyers make unrealistic offers on a home. If two or more buyers are interested in the same home and engage in a bidding war, then the possibility exists that you may obtain asking price or even better... There are just too many variables to consider to make that decision.. even as just an average. Every home sale is different.

ahhh - big deal, asbestos in the ceiling...lol
I'm sure the seller isn't going to be happy that they've got to have that removed (if it is asbestos). I would do what has been suggested by previous posts - get a sample and have it tested by a professional. Obviously, have a professional take the sample and test it. Do NOT break the ceiling yourself or the seller shouldn't either.
Asbestos is only harmful if it is broken or damaged (frayed or chipped).
Now, if you want to buy the home - then work out a deal. I WOULDN'T just jump to a conclusion and say "it's the sellers responsibility". And I'm not so sure that you can't still close and take care of it yourself.
IF YOU PUT IT IN THE CONTRACT - then yes, it will have to be done BEFORE you close.

I'm not an attorney, but if you have a good attorney - and you REALLY want this house, then you may have to work out A DEAL with the seller.

If you and the seller AND YOUR ATTORNEYS make it out to be a mountain, then traversing the terrain will be extremely rugged. If you just treat it for it is - a simple fix (a test first) - then this will get done.
If you've got a realtor helping you and THEY are treating it like it's some MONUMENTAL deal, then you're done.

If this is not a legal 2 by certificate of occupancy the only way to rent the house legally is to live in one unit while renting the other. This is known as two family by owner occupancy and requires a permit from the Town of Babylon.. These homes can not be converted to legal 2 families non owner occupied. Only a property that is designated 2 family by C/O non owner occupied can be rented without living there.... more

The over a million market has really taken this downturn hard. It is harder for the buyer to get financed and as a result there have not been many loans made thus less sales. The sellers have been under pressure to lower the price buy agents and the buyers low offers, but many would rather not sell as opposed to lowering the price. The homes are worth more and the prices currently are opportunities, if you could secure financing it is a great time to purchase property on the high end.
Put yourself in the sellers position for a moment, even though you are the one who makes the offer to purchase, if it were you selling- unless you really need to move the property- would you knowing the property once was worth more than the current value be so quick to take the loss.
It is similar to stocks many people purchased and held positions as the markets fell. They only take a loss if they sell. Some do cut the losses and right it off but most will hold on in hopes the value will return.
Consider the Location, Property amenities, Size and your long term position. Do you believe the market has seen the bottom? Then what will happen to the prices as we move forward?
With the current interest rates you could be saving more in the long run than the gov. first time buyer credit that just expired.

Not sure what the purpose is for you to look for comps, The reason why I ask is that if you are selling a home you may want to get a professional appraisel by a licensed appraiser familiar with your area. If you are buying a home and just want to see what has sold in the area MLSLI.com has sold properties posted.
If you are trying to grieve your taxes you may opt to do either of the aforementioned choices.

If you are working with your agent as a Buyers Agent then your commission is established in the contract you have signed between you and your agent. If you have not signed a contract and are working with an agent as a Sellers Agent then the commission is compensated in the closing from the sellers between the agent and the sellers. The North Fork of Long Island is showing strong signs of normalizing. This is mainly a second home, vacation or future retirement market. The Suffolk Times ran an article in October 2009 on the impact of the first time home buyer tax credit in relation to our home sales. As I researched the closed transactions of homes sold from Jan- Oct for homes priced from $500,000 and under, the area had 83 sales. 76 of those sold homes were second home purchases. The tax credit did not create a strong increase in sales for our market.
Suffolk Research has shown that the 4th quarter of 2009 has increased the total homes sold vs 4th quarter of 2008 by 20%. This was the first quarter that showed an increase in home sales volume when compared to the previous year. Since we know that was not affected by the tax credits it shows our market is starting to stablilize. The buyers have shifted the price range and requirements of the homes they are purchasing. The price range they are comfortable to purchase within has dropped but we have not seen that these homes are selling far below the historic selling prices. For example, a 3 bedroom home in a beach community is selling within a couple of months of entering the market if it is priced from $350,000 to $450,000. That does not mean those homes were selling for $550,000 to $650,000 a couple of years ago. The consumer is purchasing in a lower price range.... more
I think most of the homes which fail to sell have one of the following problemsโฆ either the home is way overpriced or the agent has made some significant mistakes marketing the property onlineโฆ either the pictures are a poor representation of the property or the agent has failed to mention one or more of propertyโs important selling features (which I have seen many times).
Just recently, I saw a listing which stated that a home with acreage had a cistern (a water holding tankโฆ which usually means you have to haul water). I had a client ask me if the property had a well. So, I called the listing agent to find out. The listing agent said the home did not have a cistern, but instead it had water piped to it by a water company (just like homes in the city). Agents conduct MLS searches by property features. I am sure many people never checked out this property because it appeared to lack water. This was a significant mistake on the listing!
Many agents no longer preview new listing, but instead rely on the online photos to be a good representation of the home. So, online photos are very important! I recently sold a home which had been on the market for a long time just because the pictures were terrible!
In today's market many homes are overpriced, but some of the blame for overpriced listings has to fall on the shoulders of some agents who overprice homes just to get the listing. They take an overpriced listing to generate other businessโฆ to gain buyers who donโt buy the overpriced listing, but something else.
Real estate is a product... and ALL products require the right marketing. Pricing is an important part of marketing. But pricing is only one part of marketing. But, too many agents are trying to compete on price alone... and many times this is a disservice to clients.

Mlsli.com is the best source for sold home info. Sometimes the info on the other sites may not be as accurate and MLSli takes the info right from deed transfers and realtor info so it is most reliable. Just remember that looking at sold prices without a Realtor to advise you can sometimes lead you astray in regards to value. Why? Becasue the real estate agents in your area know all the info about these homes and have been inside them and are familiar with the features that can add or deduct value. Ther is always a reason why each home has sold for the price it did. Was it very appealing ,upgraded or was it a fast sale for a reason, did it have structural damage etc... If you are buying and want to make an educated offer on a house it is advisable to work hire an agent to represent you as a buyers agent. Through a buyer agency relationship your realtor has undivided loyalty to you as their client and will go over sold homes and values in the area you are looking in as well as other info to help with your purchase. In my market area (Babylon and Islip townships Long Island) the top 3 considerations are Price, Taxes and condition on the practical level. That being said todays buyers will buy the most appealing and functional homes first in the best location. Specifically homes that are very clean, freshly painted, clutter free, with a great open floor plan that is functional for todays living. Floor plan layout is very important in our area as many homes are older and not functiuonal to todays life style. They have small rooms , no closets etc.. they are cute but buyers pass them over. I find more than ever the 20 and 30 year olds really look for certain spaces that are functional and clean. So spruce up , paint and get rid of the junk before putting your home on the market.
