Why in God's name would you want to lease purchase an attached home in SSprings. And I don't ask that for theatrics - I ask that seriously.
The area continues to be hammered by REO inventory and dropping values, there's nothing on the horizon that shows any positive movement in that segment. Why would you lock up a price now, toss a non-refundable deposit away and walk into something that will smack you financially?
Stop looking, start calling eitehr a credit company or mortgage guy to find out how to get in a position to buy instead of LP. And before you buy - the same concerns about the market exist. Save yourself money, rent until you get things squared away and then consider your options.
LP are a total sucker bet at best - locking in a price now and buying a year or two out...for attached omes...in a declining market....? Come on now!

Have you checked Royal Oaks apartment, its a nice place to live. I have been there for about 3 years and it quiet and you don't have to share a common entrance.
There re many fine towns to live in the area. It would depend on life style choices. What do you like to do in your spare time. Do you like a collegial atmosphere or do you want a country setting. Do you want live in urban setting or by the ocean?
There is a great variety of towns to choose from. it just depends on what is important to you.... more

If you are in a position to buy and plan on making this your new home I would really consider both options and get with a reputable Realtor just to look at the possibly of buying. Looking is free and if you can not find the home that calls your name, short term rent until you find that one that jumps out at your.... more
That's a tough one...Carmel Valley would be my suggestion. The schools there are excellent and home values have fared better during the housing bust. It is very popular with young families.
La Jolla is one of our premier neighborhoods, also with good schools but pricier. As one who has lived in Carlifornia for a long time, I wouldn't let the earthquake fault deter you from La Jolla if you really prefer to be there.
It offers a fabulous lifestyle and thousands of homeowners live there. Earthquakes are something we get accustomed to here...we are bless in that we rarely have devastating ones here in San Diego.... more

Hello Maky-
My husband does this commute daily so I am very familiar witih the traffic pattern. He leaves our house in Basking Ridge (in The Hills section which is the southernmost part of Basking Ridge off of exit 22 on 287) at 7:10-7:20. If he leaves later than that he is subject to getting caught in the congestion of 287S. He arrives at his office in North Brunswick on Georges Road by 7:50-7:55. The balance of the time is spent on Easton Road or River Road where traffic can be much more challenging. So if you are getting off and heading straight to campus then it shouldn't take you more than 25-30 minutes, the further down those other roads you go, that is where you will loose time.
Please do not hesistate to contact me if I can help you in your search.... more
