You need a strong team behind you to successfully buy a home and two of your key participants are your lender and your realtor. Your lender shares only pertinent information regarding what a realtor may need to know about your affordable price, terms of any loan that you might consider and should be reflected in the offer and things like that. They don't share your financials, if that's your concern.
Just because a lender hands you a prequalification letter doesn't mean that your clear to go on ANY offer. There's always details still needed to be understood by the realtor to structure the right offer for you according to your financing circumstances.
I have to tell you that after many years as an investor,I finally was incented to get my own realtors license when my realtor and lender weren't working together. Because of that, I lost my earnest money deposit, (being the one responsible to execute the contract between me and the seller). Because interest rates are so low right now, and rents are so high, it is a rare time in San Francisco real estate where the monthly costs of owning are about the same as renting the same property in many segments of the City. But make sure you're able lock in a 30 yr fixed rate mortgage so there aren't any surprise cost increases down the road. Also speak to an accountant to find out what tax deductions are available to you as an owner-occupier vs. a landlord. With a 30 yr fixed rate mortgage locked in you can always sell in 5 years if it makes financial sense for you, but it gives you the option of hanging on for the full 30 years and having your tenant pay off your mortgage.
I would say rent if 1) you don't want to be a landlord, 2) you know you'll need your downpaymet money back in 5 years or less, 3) you're unsure about your career or future financial position, 4) you are risk averse in general, and want absolute certainty that you won't lose out on this investment. Never listen to anyone who says real estate always goes up, and is a sure thing. There's no such thing as a sure thing, so plan accordingly, and do your homework.... more

The market in the Chicago area has heated up dramatically. It's easily possible that the home has been sitting for 300 days, and suddenly more than one buyer appears.
You'll be able to tell rather quickly, if the property goes "under contract" and shows up as "contingent" or "pending". If a week or two goes by, it would be worth calling the listing agency and inquiring about what's going on.... more

Hi Maira, glad you are doing better. This issue is not as simple as a yes or no, each lender has their own criteria for this type of situation. It sounds like you had a very good reason for selling your condo. I would check with several different lenders before you decide you will not qualify for a loan. This sounds complicated - the only thing I can add is that repairs ARE NEVER done with short sales. It just isn't going to happen. Your negotiator is right---all you can do is change the terms, AND it probably will kill the deal.
Banks are the least flexible entity to work a deal with...sounds like you might want to just get out of this and start over.... more

Generally speaking, if you have performed all your obligations, and they cancel or refuse to perform, then you have remedies in the form of a lawsuit or demand to perform as I have posted to you before. Yes, there are properties in that price range and they can rent for that much. However, many of them are not in very good condition. They might be habitable, but not much more. And you'd want a good management company handling the management for you.
