I do not believe people will buy to take advantage of the races. Those who have views will probably have parties. But that is just a part of having the view. I do not know or have heard of anyone buying just to see America's Cup. In general, most people want a "great view." And that is the driving force behind where and what they will buy. The race is secondary in my opinion.

You do realize this house is Under Contract, right? If you are the buyer under contract, I think your agent can best advise you. Trulia and similar sites are excellent tools for consumers, but are not the premier tools for pricing homes. There are many unqiue factors for any given house - location, orientation, updates, bathroom configuration. I don't think a website can accurately determine value. There are too many variables. A good agent will do a competitive market analysis and assist you in understanding the pricing of a property. I am selling my home at 2388 Woodhouse Lane in Castle Rock. You can go online and check out a virtual tour. It has 4 bedrooms upstairs, the basement is finished off and is a great place for gatherings and children to play. Although the back yard has open space and fabulous views- our lots here are small. My home has a patio that the children can play on and a playground they can walk to within approximately 4 homes down. Along the back yard is a walking path that many families use. There have been a series of changes recently put into place by the FHA regarding FICO score requirements and down payments to qualify for FHA loans.
“New borrowers will now be required to have a minimum FICO score of 580 to qualify for FHA’s 3.5% down payment program. New borrowers with less than a 580 FICO score will be required to put down at least 10%. This allows the FHA to better balance its risk and continue to provide access for those borrowers who have historically performed well.”, according to acting Federal Housing Administration Commissioner and Assistant Secretary for Housing, Carol Galante.

We went back to the house and looked it over. The location is wonderful, the house is the ugly duckling but we asked for $7500 concession and got it!!! We are so happy and now we close escrow is just a couple of days. As Joan has stated it is always better to ask than to wonder. The best neighborhood in Bend cannot be answered just westside or northeast side. There are pocket neighborhoods inside each quadrant (NW, SW, NE, SE) that are wonderful. The schools here are all great and if sports are important for your child as well as a great education you may want to check out the sport records for the different schools.
It really is a great idea to have an agent take you around after getting to know what your criteria is so you can get a feel for all of the neighborhoods.

I use Bend Broad Band and you should check out their web-site to see what areas they cover. The cover Deschutes River Woods but right now they do not cover some areas of Three Rivers South which may be of interest to you if you like Deschutes River Woods.

Go on line and look at our local newspaper, The Bend Bulletin and/or subscribe to the paper for Friday Sat, & Sun to get a really good feel for the community. Also if you can plan a vacation here in the summer and winter times to get an idea. Since you are living at a much lower elevation there is a little change to be prepared for. Some people take an aspirin a day for a week before they travel to higher elevations to prevent headaches and remember to drink lots of water when you are here.
If you decide to visit Bend I would love to show you around and give you a tour of the different neighborhoods and some of those pocket neighborhoods that you might not be aware of.
