Home inspections often uncover items not disclosed that should be. Also very important when you don't get disclosures such as bank owned. One current example, I have a client buying a bank owned which flooded while listed. No disclosure from seller or listing agent. There was no obvious mold infestation, but additional inspections uncovered a mold problem that requires substantial remediation. Even though the home inspector does not test or inspect for mold, the inspector did point out the signs of water damage which lead to the further investigations.
