I have been living, working, and investing in the East Valley area for many years. Living here in Phoenix for 20+ years, I know the ins and outs of the market. I have an excellent group of professionals that I work with during the purchase process. I have several home inspectors, termite inspectors, AC specialists, and general contractors that have done great work for my clients during the inspection period. A good home inspector will be very thorough in discovering the condition of the home. It is common for a home inspector to find items that the seller of the home wasn't aware of. A very common item that home inspectors find is cracked roof tiles. Homeowners don't scramble around on their roofs very often and the home inspector often finds this as an item. The Seller's Property Disclosure document is provided by the seller to the buyer during the inspection process. The seller is obligated to disclose what they know about the home. As much as homeowners know about their home, there are typically items inspectors find that the don't know about.

Home inspections often uncover items not disclosed that should be. Also very important when you don't get disclosures such as bank owned. One current example, I have a client buying a bank owned which flooded while listed. No disclosure from seller or listing agent. There was no obvious mold infestation, but additional inspections uncovered a mold problem that requires substantial remediation. Even though the home inspector does not test or inspect for mold, the inspector did point out the signs of water damage which lead to the further investigations.
