Rent vs Buy in Atlanta>Question Details

My husband and I are looking at Homes near Atlanta, GA. (Union City, Marietta, ect.) We aren't sure if we want to buy or rent.

This move is an unexpected job opportunity, and we have no money saved up to put down. We currently live in Jacksonville, FL, he will be moving up there Feb. 6th, and I will stay here in FL to see out the rest of our lease. (ends march 31st)
Our credit is OK, we are pretty young so it is fragile. I'm in the mid 500's and he is in the 580-630 range. No issues on our credit.. just most of it is new. It's just the two of us, and our Boxer-Mix, so I dont really need anything too big.... I looking at a price range of about 600-900mo. If i rent or buy, will I have to pay a fee for a realtor?

It is definitely a better time to buy in todays market if you can. Typically for at least an FHA loan you would need a credit score between at least 617 to 640. And you also need at least 3.5% down payment. There are down payment programs out there depending on the area. There are the Georgia Dream, ADA, and the Belt line project as well. Might be good to save up as much as possible and continue to build your credit.

As far as paying a realtor 9 times out of 10 you will not have to pay. You would more likely have to pay a realtor for finding a rental. Depends on the realtor themselves. Any questions feel free to contact me at any time.

It looks like Congratulations are in order for the newlyweds !! Let's talk about this -- first of all, there's no better time to buy ... house prices are at an all-time low and interest rates haven't been like this for 55 years .... so let's get busy and own that home of your dreams !! You will need a couple of months to get your credit score up to a 640, find the area you want to live in (Atlanta is a big place), find out how much home you can afford (your Realtor can recommend several good lenders to help you with this) and get your loan approved -- so this is the time to start looking. All real estate fees are negotiable -- that's between you and your Realtor. Regardless of who pays the fees, you or the seller, make sure you have your own Realtor representation, so that person can negotiate the best deal for you.

It is certainly better to buy in this market, if you can find something at a price that will keep your payments as low as you want them to be.
