The owners are selling as is and are not willing to get the COS. Has anyone heard of doing this? I thought it was a good idea to get the 203 loan, if there is a lot of work that needs to be done to get it up to code. The house is beautiful but my lawyer said it may not be a good idea to venture into this because of the CO problems. My mortgage counsultant suggested going the 203 rehab way instead of the traditional way. Does anyone have any advice or experience with this? I live in the New York in Suffolk county. The house is in Brookhaven township. I was told I now have to get contractors in the house to give me estimates on how much things will cost that they find is out of code for the town. I got an inspection and there was some plumbing and electrical issues in the original part of the house. What is entailed in contractors inspecting the house. Do they have to rip down all the walls in the rooms with no COs? Any information on this would be greatly appreciated. Thank You!
