Janice-

Even though the home was included in the BK, that in all likelyhood is not the date that the bank foreclosed. You can buy using FHA/VA on an owner occupied home 3 years from the foreclosure date provided you have re-established credit and your credit score is above the minimum allowed FICO score for that program. I have seen homes here in Las Vegas where the home did not actually foreclose until 1 year after the Chapter 7 BK.

Hi Janice,

Having a Chapter 7 does not prohibit you from purchasing a home, but…
It may present some challenges as far as financing the transaction…
But I love a GOOD CHALLENGE!

I always say where there is a will there is a way. There are many factors that come into play. I have a great lender that I have worked with fir over 12 years. It seems that the correct and most popular answer is, "Yes I can!!"

I am sure there is a way to get you into a home. It's not fun unless it is a challenge. Find an agent you are happy with, and then jump into the deep end. I have been here in the Vegas area since early 1993. I have seen the nose bleed highs in our Real Estate Market, and now today the back breaking lows. This is truly a buyer’s market. If there is any way to get yourself into a home, now is the time to do it.

Yes you can and if for some reason something should not be right with your situation I can still get you a loan or private funding to purchase a home.
