What would be the most expedient way to sell my condo to an investor willing to do cosmetic work with only serious inquiries excepted to my listing?

I have a 2 bedroom, 1 bath, 734 square foot condo in the TechRidge area. There is a fenced in backyard, 2 parking spaces and a locked storage area in the back of the condo. I am only asking the pay off, closing costs and $5k total. This is still less than appraised value of the property. I want to reach only those serious in purchasing for investment or flip. I will take no less than what I ask and only want VERY HONEST SERIOUS PERSONS. I cannot afford to hire a realtor and get what I require.

The real question is how did you arrive at this price? Did a Realtor give you recent comps for the area? Or are you simply going off what you paid previously? The market is a constantly changing animal. Current stats would be beneficial.

Find a Realtor that will market your property to investors. Join a networking group and market the property to them. Their are a few groups like this on http://WWW.LinkedIn.com. I wish you the best of luck selling your condo, if you want help please give me a call.

Contact the Austin Real Estate Networking Club (RENC). You will have the ability to pitch the home to Austin's real estate investors and get a true sense if your plan is realistic. If you know what you are doing, this is a terrific outlet. If not, take the advice of folks below and hire someone to assist you.

I understand your situation, however if you are in need to sell it is often difficult and time consuming to sell to investors or other potential buyers without the help of an experienced agent. If you have not already tried youe sphere of influence start there, then maybe craigslist. If you have no luck then you may want to hire the expertise of a professional agent who deals with investors. I have had much success in bring a buyer to these situations and we negotitate the commision in at that time. I'm familiar with condos in the Copperfield area and the key for investors will be what level of rents the market will bear. If you think that you can rent your property for 1% or more of your asking price, per month, then you have a good chance of selling to an investor. If the property is overpriced and you are not flexible on price, then you will need to plan on an extended time on the market. I've worked in the Austin market for 30 years and have 15 years of appraisal experience. If you'd like to visit, I would enjoy trying to help you.

Hi Home Seller...what you are looking for is a Realtor who specifially targets investors with an extensive and comprehensive marketing campaign. The challenge is no matter what you are asking, the market is the market and in most cases you will get what the market will bare.

Investors are typically looking for under valued properties that they can make a profit on...you won't know your value until you have had a comprehensive market analysis.
