I want to put my house up for sale, but don't want to list with one realtor, I've heard of "open listing" what is that and is it

Hi an open listing means there is no exclusive agreement with an agent or agency. Typically you can call agencies and have it added to a list of open listings and hopefully agents will pay attention. You tend to lose alot of marketing and attention with open listings.

An Open Listing is providing your house for sale with one agent at mulitiple agencies in your market area. As an MLS listing, working with one agent and agency they will accomplish the same task.
An Open Listing will get less marketing and advertising exposure than listing with a single agent. This will reduce the websites your house will be featured on, less print advertising, less Open House etc.
Find a strong and reputable agent in your market area and list the home with them. Interview a list of agents and choose the agent you feel the most comfortable with in order to accomplish your goals.

It is actually more beneficial to you to find and hire a realtor that you trust to market your home and represent you in negotiations. With an exclusive right to sell, your home will be put on the MLS by your listing company. With an open listing, no single realtor will post your home and will only rely on the buyers they may have currently available to them. Without being on the MLS, you will attract far few buyers to your home and end up with less in your pocket. With the current market conditions, it's really, really not a good time to try to sell as an open listing. If you haven't already picked a realtor, I would be pleased to meet with you. Good luck!

If you demand or expect loyalty and honesty work with and agent.
That is my best advice for you.

I'm about to list a home on Henry Avenue and I've sold many homes in the surrounding W. Bab and W Islip areas.

I am currently working with 3 separate buyers in the area in the 300k to 500k range.

I have a database of over 200 buyers and an email newsletter that goes out bi-weekly with featured listings to over 300 people -

7 days a week.

Worth an interview?

Trust me - don't complicate your life with a silly open listing - have confidence in the real estate agent you choose and go from there...

No, it's not beneficial to you. It's used primarily for by agents that want to use the listing to fish for buyers.

The problem there is that agents who are working with prospective buyers will be wondering how they're going to get paid, and buyers who are working with agents may never find out about it through the "marketing" of the open agent.

I believe all of the previous answers work well, they are supplied by competent and professional Realtors. The idea of seeking the best professional or, better put, expert in the field would make the most sense, if you think about it. Although you the seller maybe looking for the "Best Deal" so is your future buyer. Bringing the two of you to a common place is both an emotional as well as financial place that most don't realize until the moment of the "sit down" takes place.

The overall benefit of finding the best of our practice in your area is in your hands, Making no choice is allowing for the possibility for a casual outcome to what maybe your biggest asset.

It's really in your best interest to list with one agent/realty office; once the property is on MLS, the listing is open for other agents to show...keep in mind that with an open listing, no one will want to spend money to market the home, and in today's market, marketing that maximizes your exposure is paramount; so is the price; therefore consider interviewing in person a few agents, or as many as needed, from different realty companies, then choose the one you like best. Ask what marketing strategies will be implemented; what plans will be put in place to coordinate meetings with buyers; what feedback (communication) can you expect and with what frequency; will data be supplied to help establish a fair and marketable asking price; will buyers be pre-screened and required to have mortgage pre-approvals when submitting offers; what other services does the agency offer, if any, etc.

An open listing is one in which you allow any number of different brokers to show your house for sale, without having a written exlcusive agreement with any one in particular. Some sellers feel that listing a property this way gives all the local agents a shot at earning the entire commission, rather than having to 'split' with a listing agent, and the agents will have more incentive to show the home. The problem you may run into is that, since no one is actively 'working for you', your house will receive minimum exposure to potential buyers and no meaningful internet exposure, which is crucial these days. (All major real estate websites receive their input data from MLS, and only listed properties appear on the MLS system). If your concern is that you dont wish to be tied down to one broker who turns out to be ineffective, you can always request a 'listing-back guarantee' from the agent, requiring that they put a specific marketing plan in writing and agree to realse you from all obligation if they fail to do what they promise to do. Open listings are something I've been a part of before, and it's not a race to sell your house like many people think. The concept people have is that whomever brings the buyer first gets paid (agents will want to bring buyers so they get paid!), however any realtor brings a buyer to an exclusive listing agreement gets paid just the same if an offer is accepted. The plus side for me (as an agent) on this is that in an exclusive agency agreement I am only doing half the work I would be vs. an open listing agreement. The only race I see is a race to do more work.

Find a good agent who will get your home exposure. Pricing your home right will bring more buyers than any type of listing agreement will.

There are several types of listing agreements in real estate, one is an "open listing". Basically an open listing lets an owner sell their home on their own. It is a non-exclusive agreement, meaning the owner may execute open listings with more than one real estate broker and pay only the broker who brings an able buyer whose offer the owner accepts.

Its up the the Realtor to how they manage their business and if they work with sellers on an open listing.
