Typically there for an FHA loan you would need anywhere between 618 and a 640 at the least to be approved. After that it comes down to your monthly income and assets along with other things. I work with a lender that would be able to help get you approved. There are also other loan options out there could be beneficial for you as well. I have a lender who called me at end of the week and they can do an FHA loan as low as 580. So I would think you would be ok. If you have any question or need to contact him please contact me. Good luck!

Ms Carr, I have a lender that will approve a loan down to a 600 credit score. There are compensating factors required; 12 month rental history, no derogatory credit in the past 12 months, down payment your own funds. Most lenders do require a score of 640 however there are exceptions I have a client that is purchasing a home right now with a credit score in the high 620s I would not give up I am in Lagrange not sure where in the Atlanta area you are but I would be more than happy to provide a list of lenders that I am certain wold love the opportunity to work for you

I'll have to check the credit score requirement for USDA loans with escrow repair. The minimum for FHA 203k is 640 but USDA is not the same program. Every bank is different, so although USDA's minimum is 600, banks have their own requirements.
My bank sells USDA through Chase, so I have to find out their score requirement. Kim may use a different bank with different requirements. If you still want to try the 203k loan, send me your creedit report so I can help you hit the mark. It may be something as small as using an old credit card.

Mrs. Carr, if you are financing an FHA 203K Repair loan, then yes, your score needs to be higher than 627.

Thanks Everyone @ Bill Polack the credit score did come from a Mortgage company, I was under contract on a property going USDA the bank was needing more time to do a rehab loan for the property and i was denied a 2 extention, I was really dissappointed with my lender and she said that i needed a 640 to go FHA & they could do the loan, at this time i'm really needing someone that is going to be honest with me. I don;t have any bills the only thing i have reporting on my credit is cc limit of $300. and student loan that have been deferred. all other loans and open accounts has been paid off i did have so charge off but all those have been paid off for over yr or 2. I really want this house and seller agent is willing to work with us if we can get another loan officer.

I would confirm with your specific lender but as of the last time I
checked you could obtain an FHA loan with a 620 credit score.

The question is, who doesn't? I can go to 580. Lately, I've been coaching people on getting to 620. Your score is a gift.
Down payment is 3.5%. Make sure that you understand that the credit score you get on the internet is different from the scoring card we use for mortgages. The numbers have been off by more than 50 points in some cases. Make sure your score comes from a mortgage company, not an online company and not the bureau itself.

Hello Mrs. Carr, you should be fine on the credit score. Most lenders will work with you with a minimum score of 620. Of course there are other factors that will determine whether or not you are mortgage worthy. If you need a referral or more information let me know. Thanks.
