Find a Realtor, then have the agent introduce you to the lender they trust the most. It is hard enough to get to the closing table working as a team.

Hi. One very important thing: you want to deal with a mortgage banker, and never a mortgage broker. Here's why: a mortgage banker deals with funds that are fully available and committed to his organization, while a mortgage broker deals with funds that are offered not only to him but also to maybe a hundred other brokers. This last is a first-come, first-served basis. With a mortgage broker, you run a serious risk of paying application fees and then discovering that the broker's application was too late because the funding was over-committed. Then, you are just out of luck.

I have two good and experienced mortgage bankers that I have had great results with for over ten years. I have never seen then fail a buyer client. They are:

Hi cag97,

You have some names to choose from on here. I would call a few and see which ones give you a good vibe. A few thoughts/questions on your scenario. How long have you been self employed? Are you incorporated? How much income do you show versus writeoffs on taxes? Just a few things off the top of my head to put you in the right frame of mind. One other idea, anyone that you are considering, take a minute and Google their name and also the name of their company or bank. It will give you alot of info. Also ask about any first time buyer programs that they may offer. Hope this helps and please let me know if you need more information.

At Weichert we have an in house lender we call a Gold Services Manager. This way you can stop into one office to get pre-qualified and get a buyers consutation before going to look at homes.
