What is a diplomatic way to approach the immediate family of a newly disceased homeowner. It is his sons who are of age.

The homeowners moved here 2 years ago and never quite liked it. Their mother moved back to home state and dad and boys remained behind. The father had a heart attack and passed. We think the boys would like to sell. They are of age.

I would drop them a note starting with condolences and just asking your question.
"I'm sorry for the loss of your father. If you have any interest in selling the home, I would be available to assist you. Let me know if there is anything I can do to help."
If you have an interested party in the home, tell them that too. Just don't say that if it is not true. They may request some CMA's for settling the estate and may also be overwhelmed with their loss. Your inquiry may be met with anger or appreciation, but you won't know until you try.

You seem to know a lot about them; do you know them personally? I would base my approach on that relationship.

If you don't know them, there is nothing beyond knocking on the door, introducing yourself, offer your condolensces and offer your services should they have any need.

Anything beyond that would be quite in really poor taste.
