Hi Jon,
You can start a search for liens on many county/town websites that offer public information. Some sites are easier to navigate than others. It is true that the title search will find existing liens on the property and these are "cleared" before you would close on the property. You are wise to be aware of these liens in advance because they can have an effect on how long it takes for you to get to the closing/settlement. I recommend that my buyers write into the offer that they will not be responsible for any liens on the property, just to make sure they are protected and that there are no issues down the road. It is also my practice to have a lien search done by an attorney right away on both buyer and seller properties. I don't like surprises and neither do my clients :)
Great question! Please let me know if you have other questions.
All the best,
Marcia Wray
